Maintenance Services |
Maintenance is a
necessary cost of running a facility. But, for too long the
general approach toward maintenance has been a "break-fix" strategy.
This approach costs more in the long run in terms of damaged
equipment, increased parts cost, and loss of revenue from extended
downtime. Forward thinking companies are realizing the
investment made in shifting the "break-fix" strategy to a proactive,
planned maintenance approach more than pays for itself.
Tri-Tech
has the experience to develop the following plant-specific services,
documentation, and training
for
your
facility. |
- PM Program - A targeted, site-specific Preventive/Predictive
Maintenance Program will ultimately reduce labor and parts costs by
reducing emergency and unplanned maintenance to more planned, less
costly planned maintenance. Tri-Tech has the experience to develop
your PM program to integrate into a CMMS.
- PM Procedures - Provide step by step instructions
for the performance of plant PM tasks identified in the PM Program,
discussed above. These procedures may also be incorporated
into your CMMS.
- CMMS Services - Tri-Tech has experience in
the evaluation, selection, and all phases of implementation of
Computerized Maintenance Management Systems. Purchasing a
CMMS is the easy part, getting it implemented effectively is not. Let
Tri-Tech provide assistance from planning to data collection and
entry, through training of your personnel.
- Lube Schedule - Lubrication Schedules can be
developed as either a stand-alone program, or as part of the overall
PM Program. Lube schedules detail the equipment, lube points,
lube type, lube quantity, and frequency for all equipment in your
facility.
- Lockout/Tagout -
We can develop LOTO (or Control of Hazardous Energy) procedures
for your plant's equipment to comply with OSHA 1910.147. These
can be in any format to fit your plant's LOTO program or CMMS.
- Spare Parts - Management of spare
parts, both for start-up spares or for an operating facility is
an area where major cost savings can be realized. The number
of required spares on hand can be reduced through experience and
analysis of installed equipment and improving the management and
procurement strategies.
